These may take the form of a reduction in application fees or payment smoothing solutions, etc. - and of course, the best offers on rates.

"Seniors" house solutions

Crédit Foncier offers you finance solutions suitable for your project.

The Crédit Foncier solution:
We have designed a financing scheme that allows for the changing nature of your outgoings and income by means of 2 levels of repayments. So when you retire, your monthly repayments reduce by a proportion that's defined from the very outset. What's more, throughout the entire period of your loan, a flexible repayment facility lets you opt to adapt your monthly payments to suit your income.

Moving house for a new life...
You are on the point of buying a "Senior" house, but you still haven't sold your current home?

The Crédit Foncier solution:
To complete the financing of your "Senior" house, we offer you an "all-in-one" loan that combines an advance on the sale of your current home and a long-term loan.

You are selling a property with a higher value than the one you are going to be buying...

The Crédit Foncier solution:
Opt for financing in the form of a temporary advance and consider diversifying your assets. If after repayment of the temporary advance you have capital left over, you can make an investment at preferential terms, in our wide range of life-insurance products.

Loan simulations:
A 50-year-old couple: total amount of "Villa Seniors" project: €200,000 (€120,000 for the house + €80,000 for the land).
Mr & Mrs Dupuy, aged 50. Monthly income €3,200. Retirement planned for age 62 with forecast monthly income of €2,300. Their ‘Senior' house with a value of €200,000 (€120,000 building cost on land worth €80,000).
Example: for finance of €150,000 over 18 years with Foncier Objectif (1), the balance being financed by their personal contribution. Monthly repayments (excluding insurance (2)): €1,012.29 for 12 years, then upon retirement, €729.66 for 6 years. Effective annual interest rate: 4.25% and total cost: €60,721 (including interest, application fees, and insurance). Application fee: €900.

(1) A loan with a fixed interest rate for the first year, thereafter annually adjustable, indexed on the 1-year Euribor (the Eurozone interbank lending rate for loans of one year). Changes in the interest rate will initially affect the length of the loan, and then the payment schedule if needed. The figures given are calculated using the initial interest rate.
(2) Charges for insurance covering death, total irreversible loss of autonomy, and worker disability are 0.384% per year, for100% coverage of the capital.
"The borrower has a period of 10 days to consider the offer before accepting the loan. The sale is subject to loan approval. If a loan is not obtained, the seller must refund any payments that the buyer has already made (Article L.312-5 of the French Consumer Code). No payments of any kind may be demanded from a private buyer prior to the buyer's having obtained one or more loans (Article L.321-2 of the French Consumer Code)."

Example: Pierre, aged 50, decides to buy a plot of land for €40,000 and build a house with a value of €100,000. He plans to retire in 10 years time at age 60. To finance his purchase, he takes out an Idéalia loan for €140,000 and with his UCB advisor arranges the following repayment schedule:
A monthly payment of €1,233.52 for the 10 years until he retires; and then
A reduced monthly payment of €616.76 for the next five years (i.e., after he retires).

Assuming a 15-year, fixed-rate Idéalia loan for €140,000 granted on 23 April 2006. With an effective annual interest rate of 4.60%, the total cost (including interest, insurance, and fees) would amount to €45,893.00.

"Young family" solutions

The banks can offer finance solutions for 100% loans, and the possibility of not repaying interest during the building stage, which avoids paying both rent and repayments at the same time.

MFC Invest solutions for letting investment

Financing simulations will enable investors to choose loan durations appropriate for the depreciation period of the property within the context of the Borloo and Robien acts. "Bullet loan" solutions also make it possible to not pay off the interest initially, while the capital is invested in a life-insurance account.

Solutions for non-residents

We have contracted agreements with banks that offer a service in English for non-residents seeking to have an MFC group house built, like HSBC and Crédit Foncier, which have branches in the UK.
